The developer has launched sales for the first Passive House multi-family building in New Jersey, Candela Lofts, which features just 9 high-end at 1024 Adams Street. Both properties are registered for LEED Platinum certification for homes from the U.S. Green Building Council (USGBC), and are the latest sustainable luxury Hoboken buildings to be introduced by locally-based Bijou Properties.

The renowned architectural firm Nastasi Architects of Hoboken has created Candela Lofts on the site of a former candelabra factory. Building upon the site’s rich history, Candela Lofts establishes a new threshold for comprehensive sustainability in residential design, advanced energy modeling, integrated building systems and progressive building envelopes.

Candela Lofts’ Passive House certification is an international standard which helps building designers create durable, comfortable and healthy buildings, while dramatically reducing energy consumption. This is accomplished through simple ‘passive’ measures such as high quality insulation and air-sealing of the building envelope, 24/7 filtered fresh air and superior indoor air quality through carefully designed mechanical and ventilation systems, and the use of the highest performing window and doors available.

Homes at VIA Lofts range from 1,372 to 1,495 square-feet and include 11’ foot loft ceilings, high-performance Miele appliances, oversized windows, wide-plank oak flooring and super-efficient VRV central heating and cooling system. Designed by MHS Architects, the building features a distinctive multi-colored red and grey brick exterior with oversized windows to blend seamlessly into its neighborhood streetscape. The top penthouse floor adds to the architectural asset with an aluminum composite, a visually stunning metal finish that continues to waterfall down the edge of the façade into a board-form concrete finish.
