Hoboken businesses for sale

Good Hoboken News! Ali Baba renews lease!

Here’s some nice news for a change in Hoboken! As you saw last week – we talked about the various Hoboken businesses for sale or rent at the moment. One of those, being Ali Baba (912 Washington Street). We thought, after 30 years, owner Abraham finally wanted a nice retirement after decades of serving the Hoboken community.

However – he had a change of heart! He’s keeping the business, and has renewed the lease for another 10 years (5 years, plus 5 year option)!

While he certainly would have deserved opting out, he loved Hoboken so much to carry on for at least a few more years. Now go enjoy a nice Gyro!

Changing landscapes: Hoboken businesses for sale

6/19/2013: We know Maxwell’s is on the way out, and new commercial trends like Baby Gap and Anthropologie make their way into town. But as you saw with Three-A’s last week, there are actually quite a few other Hoboken businesses for sale these days. Let’s take a look at some of them to see what we have.

We have 10 listed in total today. See the complete list after the jump.

(NO LONGER FOR SALE – SEE ABOVE)
The owners of Ali Baba (912 Washington) have been at it for close to 30 years, and have been talking about wrapping up one of the few Middle Eastern Restaurants in the area for a while now. Now it’s up for rent for anyone who’d like to take it over. The restaurant is rather small (1100 sq. ft.) and rent is modest – $5500 per month.

Spa Diner

Not much is known why the Spa Diner is listed for rent ($13,000 per month), but they proclaim “Amazing restaurant located half a block from the PATH. Potential square footage between 1800-2600 square feet.”

You think the next place will also have exciting drunk fights to entertain patrons?

McMahon’s Brownstone Ale House

This really isn’t a shocker. McMahon’s Brownstone Ale House (1034 Willow Ave.) is probably the only bar in Hoboken that hasn’t had any sort of upgrade in the last 15 years.

“Ultra high deco ceilings, hardwood floors, oversized antique bar. Spacious open area good for dining or playing pool. Full sized basement with vaulted ceilings The perfect space for renovation into chic restaurant or trendy sports bar. Presently there is no kitchen in the location. Installation of exhaust system would be the responsibility of the new tenant and comply with City Guidelines and Landlord approval. Approx 1800sf w/Liquor License.”

Asking price is $395,000. Wonder how much it would cost to renovate properly? At least half a million, probably more.

Puerto Spain

Yep. Puerto Spain (116 14th St.) is up for sale too. They’re asking $650,000 for this corner location, complete with outdoor seating and liquor license included.

“Very rare opportunity to acquire a one of a kind restaurant situated in a premier affluent and growing location right off the corner of Bloomfield and 14th Streets. Seating for over 100 and additional 40 outdoors seasonally. Restaurant is equipped with full kitchen, two walk-in refrigerators, one walk-in freezer. First floor approximately 2600sq./ft. and basement prep-area approximately 2,000sq./ft.”

My guess is that if it was done right, it could be a highly popular and successful restaurant.

Ganache Cafe

Was a bit surprised to see the favorite uptown coffee shop Ganache Cafe on the market. Perhaps they want to move on to bigger and better things?

“Coffee shop with established clientele including high profile. Location! Location! Location! High traffic location with 200 customers a day and a generous net income. Residential and commercial surrounds. Good vendor relationships, a sub-lease provides additional income and owner will assist with transition. Don’t miss out on a fabulous opportunity to own a great business in Hoboken!”

Listing is $350,000.

Bombay West

Bombay West has actually been “on the market” for a while it seems, and they’re asking around $160k for the operation.

“Hoboken is booming with the perfect demographics for a new restaurant business / concept. Make an easy transition with this ready to go turn key establishment that has a beautiful layout and fantastic features. A fully equipped kitchen and furnished dining room that currently seats 48 inside and 16 outside (seasonally). High ceilings, central air & heat, 2 baths and lots of storage. Perfect 8th & Washington St location captures both uptown and downtown clientele. New long term lease available.”

Liberty Gourmet

The bodega / convenience store Liberty Gourmet over at 11th & Adams is also up on the block. I’m sure residents who use this facility probably hope it remains as-is.

“Great opportunity to own a very busy deli/store right in the middle of Hoboken’s popular & newest community “Upper Grand”. A fully equipped store features display cases, freezer, meat slicer, scale, shelves & counters. T.V., central HVAC. The business is turn key.”

Asking $225,000.

Ravinder’s Day Spa

Ravinder Day Spa at 367 1st Street is on the market as well. Selling for $485,000. My guess for this listing might have a little to do with Hurricane Sandy, and the flooding that happens like clockwork on 1st Street.

“Great commercial condo in Hoboken’s newest business area. Ideal for hair, nail, tanning, spa, dog grooming or office. Completely renovated.”

Bagel Smashery

Appears the owners of the Bagel Smashery at 153 First Street are looking to get out of their business. For their “turnkey” operation, they’re asking $225,000.

Jenny’s Cleaners

The spot at 123 Washington Street is currently occupied by Jenny’s Cleaners. However, it looks like it’s up for rent at $4100 per month. Wonder how many shirts need to be dry cleaned before you’re in the black for the month? 5,000?

You can call Patrick Southern at (201)610-1010 if you’re interested in this retail space.

Apparently talking about something that is PUBLICLY available on the internet upsets some people.

Here is what a Realtor sent to Hoboken411. It looks like Francis is miffed about it.

“It would greatly be appreciated it if you remove all advertising on McMahon’s Bar for Sale from your site. The Owners are requesting the removal of all information on their sale. They have received numerous calls from employees and patrons. Your Ad is negatively affecting their business.

The MLS listing has been marked to state “No Internet and No Realtor.com Exposure”. The listing was to inform Realtors only of the sale with a Non Disclosure agreement attached.

The Ad has caused great stress for the Owners. It would greatly appreciated if you would remove all advertisement as soon as possible.”

Here’s the listing (it’s on multiple Realtor sites throughout the internet):

if they wanted it to be discreet they would list the ad without any pics or the place or it’s details. then a potential buyer would sign a NDA to get the info. If you listing a business for sale with a local realty office, thats problem #1

Very happy to hear that Ali Baba won’t be closing!

Abraham and all the people at Ali Baba are part of my Hoboken Family, really great news and I am going to have my vegetarian combo, minus the tabulli with gyro meat on the side, with barbecue sauce, hot sauce, pickles and whole wheat pita tonight for dinner. Really great news, knowing I will be growing old with Ali Baba in the house, makes me happy.
