SW Planning board meeting rescheduled

11/26/2007:

For those of you following the SW Redevelopment Plan should know that the Planning Board meeting that was scheduled to take place tomorrow, has been rescheduled to over two months from now: February 5, 2008.

Anyone want to predict when SW plan is finalized? When it breaks ground? When it’s 100% complete?

This road is a disaster. There’s an accident here every weekend. Hopefully they won’t wait for someone to get maimed before taking some real action. Needs to be re-routed yesterday!

FAP-I have no idea what the SW6 people have done in terms of reaching out to property owners, but it’s my understanding that prior to SW6, the SPC held several amicable meetings with Academy Bus, at which ideas were floated involving having Academy involved in the building of the park, in exchange for development concessions. A preliminary park plan was even developed (though nothing was agreed to by the SPC).

I believe that SW6 represents an abandonment of that approach, though I am not privy to the thinking of the people who devised SW6.

Since the SW6 plan seems to envision using all of Academy’s land in the proposed zone ( as well as land owned by others), presumably eminent domain will have to be used (or at least threatened) to get Academy to sell the property. They could also be “incentivised” by allowing them to “transfer” development rights to their properties in the northwest.

All this assumes that the city is willing to pay the price necessary to buy the land and build the park. Hopefully, the city will follow through on getting real appraisals done so that we will have a better idea about how much money we’re really talking about.

Until real #’s are available, it’s impossible to have an honest, intelligent conversation about what the realistic options are.

That’s why I asked. I spoke to our County Executive a few months back about this and it turns out that no one (not the mayor, not the council, not the planning board, etc) had ever approached the county about changing this road. So while “people” might have been talking no one was talking to the people who would make this decision. This was one of my complaints with the last cr@ppy park plan that Dawn and a few other parks people stopped.

If the answer from the county was a firm “NO” without wiggle room should the plan be re-tailored? In any case it would probably be a good idea to contact the county as soon as possible to feel out their current position.

FAP, maybe you should take another look. The last SW6 meeting was about doing true, unbiased land appraisals and a marketability study. That covers Academy and all the other properties in the “green zone.”

The next step is to get an impartial view of the value of these industrially zoned properties and move from there. You go to the land owners and they are going to tell you they want 50 million bucks. That’s a Cammarano move. I’m suprised you’d suggest it.
