Here’s what you need to get ready to buy this place.

  1. “Scrape” up right around $1 million bucks just for a down payment. Don’t have it? Skip Starbucks for a month, and you should have no problem.
  2. Your monthly mortgage (with good credit) will be around $20,000 per month. People who barely make the rent NOW should think about that… Bad career move? Anyway – shitty credit will be closer to 25-30k.
  3. They estimate taxes at $20k a year. Fugghedaboutit. Your taxes under the current “mayor” will “re-assesd” at closer to $50,000 per year or more. Count on it.

Add in other fees and expenses – and you’ll need about $400,000 per year (post taxes and after your seven-figure down payment) just to live in an empty apartment with no food, furniture or cable. Shit, if you stay you’ll end up paying close to $15,000,000 for this place if you finance it!

I was thinking about it – but changed my mind after I calculated my Excel spreadsheet (and realized you had NO land! WTF?) It’d be nice to entertain street hookers and groupies, but I have better uses for $10 million bucks.

4/27/2015 Update:

Word on the street is that the rumors of NY Giants Quarterback Eli Manning moving out of Hoboken have finally come true.

With the recent birth of his third daughter, along with a pending multi-year contract with Big Blue, the Hudson Tea Building was evidently just a bit too small for his growing family.

He’s apparently heading over to Summit, New Jersey to spread out a bit more. Looks like a good move. A bit more privacy, some grass that hasn’t been trampled on by 1000 dogs, and less helicopters.

Heard through the grapevine that two-time Super Bowl Champ Eli Manning may be moving to a massive mansion in Mahwah, NJ.

As you know – Manning’s customized condo in the Hudson Tea Building is pretty sweet. But with crime in Hoboken going up – perhaps his Super Bowl Bling is safer up north!

The house is apparently off Route 202 at Farmstead Road.

ITS NO secret eli was having a home built ithe Mawah area for two years..Its nonsense to even pervieve siilly reasons such as taxes and dog crap just to bable over something. The key is his commute is a few minutes longer to gts stadium..in hoboken only 15 minutes..depending on the traffic on rt 17..I believe eli earns over the minimum wage to afford hoboken taxes as well as higher taxes in bergen county..how funny this thread has become..good luck eli 😆

Let’s face it, Hoboken is really no place to raise a family anymore. Just take a look at Church Square park. Filthy, crowded and just too small to handle all the kids that cram into the place each day. Add to that the weekends when all you can hear are loud mouthed drunks screaming and yelling in the middle of the night and you have to ask yourself, “is this really what I want for my kids?”.
In case you haven’t seen it, or if your saw it and didn’t quite read it, yesterday’s Hoboken Reporter had the recent crime statistics and Hoboken’s overall crime rate is actually higher than Jersey City!
I’ve seen Mr. Manning around town a few times, and I agree, he’s a class act. Always got a smile and a friendly greeting from him.
I’m sorry to see him go, but I wish him and his family the very best!

Given that his annual marketing revenue is expected to jump from his current 7M to the 12-18M range, as a result of his second title, he won’t lose any sleep if he has to take a hit on the value of his condo.

I’ve seen Eli around town a couple times over the years, and he’s always been a class act. I believe he gave a donation to Hoboken HS athletics in recent years – nice of him to give back to his community.

Frankly, I’m surprised Eli lasted in Hoboken as long as he did. If you’re a rich celebrity, NYC or a McMansion in the burbs is the place to be – not Hoboken. I’m confident the fact that he now has a kid was the final straw given the state of Hoboken’s school system. All that being said, Eli has terrible timing if he intends to sell that mega-condo of his. The Hudson Tea Condo Assoc. has just filed a lawsuit against Toll Bros. due to their (typical) poor construction that has resulted in major structural defects. As a result, I don’t see too many banks lending in that building anytime soon now that there is pending litigation. So Eli will need to find himself an all-cash buyer. I wish him luck with that.
