Have been receiving quite a few emails regarding recent Hoboken Real Estate transactions – and have put together a document that lists the 4,000 sales that have been registered in the tax database from January 1, 2008 through July of 2010. Sorted in reverse chronological order (newest first).

10/1/2007 Update:

A few people were asking for this spreadsheet. I’ve included all sales (not using 00-00-00 as the “Sale date”) since the beginning of February 2007.

for-sale-animated.gifFrom time to time, Hoboken411 publishes a list of recent real estate sales to peruse. My late friend John Higgins used to send me these, since he was so good at finding interesting topics, and he was a little better at formatting the spreadsheets. One was published in August, and another in October.

Click the link below to see a list of transactions from September 26, 2006 up until early February 2007. This particular spreadsheet has about 250 sales, but an additional 3200 line items. I found these interesting, because they have a sale date of “00/00/00”, but many new developments, including Maxwell Place and Harborside Lofts are included. Make what you must out of the data. It’s currently sorted by sale cost.

what does it mean when there is a 1 or 100 in the sale price???
does that mean it was gifted for $1 or $100 dollars???

Not sure what we are supposed to do with this information. By itself, this table of recent sales is pretty useless.

I think there’s a lot of information that can be gleaned from this, actually. You just have to be inquisitive. Look at: how some people (or LLCs) buy up multiple properties; the ethnic diversity of purchasers as opposed to what this list must have looked like 20 years ago; square footage versus the purchase prices (have they changed as the recession deepened?); Maxwell Place closings always in a big batch so they can save on legal fees?); and, where are other people from who are buying in Hoboken but keeping another primary address?

Don’t know of any link that will give you that info.
If you really need it, you can obtain the info from the public records in Jersey City.

Does anyone know how to find an ownership record prior to 2004? The site given in this post only displays historical info for my apartment back one owner. I’m trying to find the owner from 2 sales ago.
