Pet Security Deposit Scams

9/21/2009:

Know your rights!

I’ve received many emails over the years regarding apartment rental security deposits and pets. One such email from a Hoboken411 reader recently, detailed how some landlords try to take your 1.5 month security deposit along with an extra fee for pets.

According to NJ Law – the maximum security deposit any landlord can take (including pets) is 1.5 months.

Of course I stepped in it. Who rents an apartment without stepping in it?

I prefer to see it and take countermeasures over having a RealTOR(tm) let me step in it.

When I moved here I found that a large dog had eliminated in 75% of the apartments.

Is that mess on the floor what they mean by a pet deposit?

When I moved here in a stronger rental market I found that having a large dog eliminated 75% of apts., and of the dog-friendly ones, many would still decline a dog if they thought they had a non-dog prospect. Ironically, I found the newer, more expensive complexes had the most liberal policies. Mine had a $500 pet deposit which was waived but the new mgmt company charges a $50 PER PET fee, which is a good racket for them considering I guarantee my apt will be in better shape when I move than most of the non-pet units.

My dog goes to daycare all day (1) because he is young and energetic and loves the socialization and (2) I don’t feel bad leaving him alone. Problem solved!

Dog deposits all over this town so do watch your step. Never got how owners can just leave it there?
